Fraud Alert: Real Estate Seller Impersonation in Bartholomew County is on the Rise

The Bartholomew County Sheriff's Office has issued a statement regarding the increase in cases of real estate seller impersonation fraud that's happening in the area. 

To date, there have been nearly one half dozen reported attempts of such fraud in the past month. 

Targets include property transactions where the fraudsters pose as the seller in order to extort either ownership or funds. The initial local case has traced the suspects to Nigeria, according to local authorities. 

Authorities are asking area residents to be on the lookout for suspect offers/transactions. 

Signs to look for include:
Limited or general communication -- nothing in person or via video.
Inconsistent addresses -- Stated, property and tax mailing addresses are different.
Limited documentation -- No proof of ownership or tie to the property in question.
No advertisement or "For Sale" signage.
In a rush to close the deal.

Be vigilant and don't be a victim.

The office recommends area residents be proactive and take appropriate measures to protect themselves. 

Verify the seller's identity. Whether it is asking for ID directly, requesting an in-person meeting, or video chat, see who it is you are speaking with.
Ask specific questions and verify, verify, verify.
Use vetted notaries arranged by a third party, such as the title company or an attorney.
Compare signatures.
Lastly, make sure you obtain title insurance, secure your funds, and trust your instincts. If something feels off, something sketchy could be afoot. 

Utilize local resources, such as Doxpop Property Watch, for notification of any filings. 

And, of course, if you suspect fraud do not hesitate to report it to local law enforcement and relevant authorities, such as the Recorder's Office.
